St. Louis, Missouri – July 12th, 2021 – Gershman Mortgage, a leader in the mortgage industry, just announced a new loan program designed specifically for Medical Professionals. The program offers 100% financing and expanded underwriting requirements for qualified borrowers.
The highly sought-after ‘100% LTV Dr. Loan with no MI’ offers loan amounts up to $750,000, loan-to-value ratios up to 100%, reduced mortgage insurance coverages allowed. In some cases, student loan debt belonging to the borrower with the eligible profession may be excluded from the debt-to-income (DTI) calculation. The new product also includes Adjustable Rate Mortgages such as a 3/6 ARM, 5/6 ARM and 7/6 ARM options. An ARM loan is a loan in which the interest rate may change based upon a pre-determined index. For example, the 3/6 ARM option would indicate that the interest rate is fixed for the initial 3 years on the loan and could fluctuate up or down every 6 months for the remaining loan term. ARM loans are subject to change during the loan term. That change can increase or decrease your monthly payment and interest rate. The Doctor / Physician loan is often meant for professionals new to the medical field. Doctors usually have a larger DTI ratio after medical school and may not be able to provide proof of employment and income if they have just graduated or started their careers. All eligible borrowers may be currently practicing or begin employment within 90 days of loan closing.
